What to Expect Now That My Home Is For Sale

Marketing Materials

Sign A distinguished sign will be placed in your yard with our contact information so that any prospective buyer passing by will know it’s for sale and will have a way to get more information on your property.

Home Booklet A customized home booklet will be placed in your home offering photos and information about the property for prospective buyers to take home with them. We request that you notify us when you start to run low so that we will have enough time to replenish them.

Lockbox A secure electronic lockbox will be placed on your home for easy accessibility during showings by other Realtors. When a Realtor uses the lockbox my online report is updated with their name, the time and date, and all of their contact information.

MLS Your home will be displayed on the South Central Wisconsin Multiple Listing Service (SCWMLS) website exposing your property to thousands of local Realtors. In addition, we will reverse prospect your home though the MLS, which is to say that we will email any agents who have searches saved for their clients with criteria that match your property. 

KWLS Similar to the MLS, Keller Williams has its own listing service which autolinks your property not only to our own website but to many other websites listed below. 

Virtual Tour After taking pictures of both the interior and exterior of your property we have a program that stitches the photos together to form a virtual tour of your home. With most buyers starting their search on the internet, this is a great way to show them what your home looks like from all angles. The virtual tour link is posted on the MLS, KWLS and all of our other online marketing materials.

Websites Your home will be advertised on 15 different websites for greater exposure to millions of buyers who search the internet!

The Real Estate Book Your property will be featured in The Real Estate Book which comes out once a month. We will try to get your property in the book every month that it is on the market.

Showings

Appointments A Realtor who wants to schedule a showing will call our Centralized Showing Line to schedule a tour of your property. All Realtors are encouraged to give as much notice as they can, and the showing line will call/email you for an appointment as soon as we receive a request.

Contacting You There are a few different types of notifications you can receive when a Realtor is setting up a showing. 

  • Go – This notifies the showing line that the property is okay to show and no form of notification is given to you, the seller. This is more common with vacant land listings.

  • Courtesy Call – This notifies the Showing Line that the property is okay to show. They will then notify you with either a phone call or an email letting you know the time and date of the showing.

  • Appointment Required – This option requires a confirmation from you before your property is shown. Please keep in mind that some buyers have limited time, and the Realtor may not be able to wait for a confirmed appointment, so they will have to move on to show the next property. That is why the more ways we have to get a hold of you the better!   

Showing Condition No matter which form of contact you prefer it is extremely important that you keep your home in “Showing Condition” on a daily basis since it’s not always possible for the Realtor to give more than a few hours notice before a showing. Many qualified buyers make last minute decisions on which properties they would like to see and we certainly want them to see your home in its best condition.  

Cancelled Appointments Be aware that there are times for whatever reason when an agent will have to cancel a showing. Preferably they will call our Showing Line to do so, who in turn will call you; however there may be times when they do not officially cancel the appointment. We want you to be aware that this does happen on rare occasions so that you are not disappointed if it comes up.  

Reminder: Make an extra key for your door and hide it someplace outside or in your garage if you do not carry your keys on you. A Realtor may lock a door that you normally keep open when they leave and we do not want you to be locked out of your home! If you do get locked out, call us and we will open the door for you as soon as we can.  

Feedback It is extremely important that you get feedback from a prospective buyer touring your home, and we will do all that we can to obtain that information for you. However at times receiving feedback from busy Realtors is frustrating for all of us. 

  • Accushow- Here at Keller Williams we are fortunate enough to have an online Showing Line that sends out an automatic email requesting feedback from the agent who showed your property. The email includes the address and a photo of your property for easy recognition.  

    • The system sends out an email to the agent everyday for 4 days after the showing. If there is no response from the Realtor by the next day we will call the agent and attempt to obtain the feedback ourselves. Again some Realtors are much better at providing feedback than others. 
  • Showings - Once feedback is received it is updated onto our showings website which you can access.We will email you a username and password to login to the site.  Here you can check to see upcoming showings and feedback responses from previous showings.  

  • Updates – Our online showing system has a unique feature that allows us to quickly contact all of the agents who have shown your property to update them on any changes such as price reductions, remodeling, etc.

 

Other Important Topics

Open Houses We tend to hold opens on Sundays anytime between 10am and 5pm. When an open house is scheduled at your home we ask that you turn on all of the lights (a bright home is more appealing than a dark one) and leave at least 15 minutes before the start time. Also sometimes an open house will run late so leave yourself 30 minutes after the scheduled end time before returning home. 

Service Reports We will email you a Service Report every 2-3 weeks updating you on the activities we have been doing to get your property sold as quickly as possible. The report will include the marketing we have done for your property, the number of calls we’ve received on your property, the number of times your home has been viewed on the internet, and any other information we feel would be important to you. 

Offers We will contact you as soon as an offer is received. Therefore, it is extremely important that you notify us when you will be out of town for more than one day and leave us a contact number where you can be reached. Our job is to provide you with all of the current information, and to assist you in making the best possible decision on the price and terms of your home sale.
